Discovery Conversation
We talk about your family, how you live day to day, the spaces you’re drawn to, and the lot or site you plan to build on.
This is where we bring your ideas, budget, and timeline into one clear picture.
If you already have a builder, we consider how they like to work. If not, we can suggest builders we trust.
By the end of this step, you’ll feel seen and understood and we’ll be aligned on the direction of your home.
Design Phase
Once we’ve established your wants and expectations for your living space, we begin the design phase.
We will work in collaboration with you through two primary design phases: Floor plans and Exterior façade.

Floor Plan Design
We start with the floor plan - the heart of your home.
Room placement, circulation, and sight lines shape how a home feels to live in.
Together, we look at how you cook, work, rest, and host. How each space connects and how daily life moves through the home. As the plan develops, we layer in details like built-ins and ceiling treatments so the home reflects both function and style.
By the end of this phase, you’ll have a floor plan that reflects your life and the way you want to live in your home.

Exterior Facade Design
Once the floor plan is right, we move to the exterior.
We study your inspiration images and consider the surrounding land and nearby homes so the design feels natural and connected to its setting.
Here, we shape your home: roof pitch, window style, shutters, and material selections all come together to define its character.
By the end of this phase, you’ll have a clear vision of how your home will look from the front to the backyard.
When the design is set, we move into detailed construction drawings.
Construction Documents
This is where design and structure meet on paper so your builder has everything needed to build with ease.
Your construction set can include:
Exterior elevations with notes and material callouts
Roof plans and roof framing
Foundation and footing information
Dimensioned floor plans with structural notes
Interior layouts for key spaces such as kitchens, baths, and built-ins
Sections or details where extra clarity
During this phase, we may also coordinate with engineers, lumber supplier, or builder so the design intent and construction details stay aligned.
